The Law

Anyone selling a property in England and Wales must provide potential buyers with an Energy Performance Certificate (EPC). A Home User Guide, which states a home’s energy efficiency performance rating, is provided in addition EPC. It is calculated using the UK Standard Assessment Procedure (SAP) for dwellings which gives an energy efficiency rating based on fuel costs and an environmental impact rating based on carbon dioxide (CO2) emissions.
